Industrial Property in Kepong
Kepong straddles the Kuala Lumpur and Selangor border, north-west of the city centre. Its factories are mostly terrace units in established freehold parks, close enough to the city for trading, service and light manufacturing firms that want customers within a short drive. The sold prices on this page cover the Selangor side (Bandar Kepong, in Gombak district), where MEDA Industrial Park and Kepong Light Industrial Park are; the Kuala Lumpur side has its own industrial areas around Kepong Baru, Jinjang and Segambut.

Key Industrial Areas
MEDA Industrial Park and Kepong Light Industrial Park, off Jalan KIP near Bandar Sri Damansara, have the most recorded factory sales on the Selangor side. Both are made up mainly of terrace factories, the size most trading, service and light assembly businesses look for.
Prices
Kepong is one of the most expensive factory markets in the northern Klang Valley on price per sq ft, close to Shah Alam and well above Sungai Buloh and Rawang. Buyers pay for the location: a terrace factory here is a short drive from customers across northern Kuala Lumpur and Petaling Jaya.
Road and Rail Access
The MRR2 ring road runs through Kepong and links it to Selayang, Batu Caves and the east of the city, while Jalan Kepong leads west to Sungai Buloh and the NKVE. The MRT Putrajaya Line stops at Kepong Baru and Sri Damansara, which helps staff get to work by rail.
Freehold Titles
Every recorded factory sale on the Selangor side of Kepong was freehold, which supports resale value and bank financing. Next door in Sungai Buloh it is the opposite: almost all recorded factory sales there are leasehold.
