Industrial Property in Senawang
Senawang is Seremban's main manufacturing suburb, beside the North–South Expressway on the south-east side of the city. Its factories sit in three zones: Senawang Industrial Estate, where onsemi runs a probe, assembly and test plant, the Senawang Light Industrial Area and Taman Tuanku Jaafar Industrial Park. Recorded factory prices are lower than in Nilai and far below the Klang Valley, so Senawang suits manufacturers that need space more than a Klang Valley address.

Key Industrial Areas
Senawang Industrial Estate is where onsemi runs its semiconductor probe, assembly and test plant. The Senawang Light Industrial Area and Taman Tuanku Jaafar Industrial Park make up the rest, with terrace and semi-D factories for smaller manufacturers.
Prices
Senawang factories sell for less per sq ft than those in Nilai, and far less than in Shah Alam or Kajang. Terrace factories make up most recorded sales, followed by semi-Ds; large detached plants trade rarely and are priced one by one.
Road Access
The North–South Expressway has an interchange at Senawang, so the Klang Valley is about an hour north, and Melaka and Johor are reachable without going through Seremban town.
Sendayan and Sungai Gadut
Sungai Gadut next door and Sendayan TechValley to the south-west are the nearest alternatives when Senawang has nothing suitable. Sendayan TechValley is a newer park with larger plots.
