Its industrial parks hold a wide mix of terrace, semi-D and detached factories and strata industrial units, and almost all of them are leasehold. Key Industrial Areas

Mah Sing Integrated Industrial Park, along the old Batu Tiga to Sungai Buloh road on the Shah Alam side, has the most recorded factory sales. Sungai Buloh Industrial Park (Taman Industri Sungai Buloh, off Jalan TSB) follows. Kota Damansara and Elmina, a few minutes south, add newer business parks.

Leasehold Titles

Almost every recorded factory sale in Sungai Buloh is leasehold. Leasehold factories usually sell for less than comparable freehold ones, and the years left on the lease affect both the price and how much a bank will lend, so ask for the expiry date before you compare units.

Prices

Sungai Buloh sits between Kepong and Rawang on price per sq ft. Because the mix of factory types is wide, compare like with like: the Sungai Buloh price page splits recorded sales into terrace, semi-D, detached and strata units.

Highway and Rail Access

The NKVE runs from Sungai Buloh to Klang in one direction and into Kuala Lumpur in the other, and the old Batu Tiga road leads south to the Federal Highway and Shah Alam. Sungai Buloh station links the MRT Kajang Line with KTM Komuter.
